Reference Case Number: FOI8661

Freedom of Information: Right to know request:

  • The number of mortgage sales broken down by income multiples. Can I please have monthly figures for the most recent year, as well as annual figures for the preceding 5 years.
  • The number of mortgage sales broken by LTV ratio. Also covering the most recent year you have available please, as well as the preceding five years.

FCA response:

Please note the following:

  1. The data requested on the number of mortgage sales broken down by income multiples is provided in Table 1. The data requested on the number of mortgage sales broken down by loan to value ratios is provided in Table 2.
  2. The data is provided by month from January 2016 to June 2021, which is the most recent data currently available. This can be aggregated by year using the monthly data provided.
  3. The data is based on the product sales data reported by FCA regulated firms, in line with their requirements under SUP 16.11 of the FCA Handbook. It excludes business loans and second charge mortgages.
  4. Regulated firms are required to submit the product sales data to the FCA on a quarterly calendar basis and within 20 business days of the end of the quarter.
  5. The data may be different to other data published by the FCA on mortgage sales due to resubmissions reported by regulated firms. In addition, there have been recent changes to the reporting rules on the scope and classification of mortgage sale transactions required to be reported to the FCA. “Internal product transfers” were previously not reported to the FCA but are now reported and included in the data from April 2021. This means where a borrower under a regulated mortgage contract does not change lender but transfers internally to a different mortgage product, or renews their existing product, with no additional borrowing. As a result, the data before April 2021 and on/after April 2021 is not directly comparable.
