Information on mortgage advisers - September 2026

In the year to the end of July 2026:

1. How many directly authorised mortgage broker firms have ceased to be DA and chosen to be ARs? In the same period, how many ceased to be AR and chose to be directly authorised? Please break down your answer by the number of individual mortgage advisers working for these firms.
2. Can you also provide this information for the same period in the previous five years for comparison.

We have interpreted ‘mortgage broker firms’ as those firms which have one or more of the following home finance mediation permissions: 

• advising on regulated mortgage contracts; and/or
• arranging (bringing about) regulated mortgage contracts.

We have also used the following interpretations in responding: 

• DA to AR mortgage broker firms to mean those firms which cancelled their direct authorisation (DA), including permissions relating to regulated home finance activities, and subsequently became Appointed Representatives (ARs).
• AR to DA mortgage broker firms to mean ARs that terminated their AR relationship and subsequently became directly authorised, holding permissions relating to regulated home finance activities

For the purposes of this response, we have also taken those individuals holding the permission ‘CPD20 – Advising or arranging regulated mortgage contracts’ and ‘CPD21 - Advising or arranging equity release transactions’ to be “individual mortgage advisers." 

Please note that the information provided includes the number of advisers at cancellation, i.e. those individuals holding the CPD20 and /or CD21 involvements whose status ended at the same time that the firm cancelled its regulated home finance permissions.

In addition, the information includes current active mortgage adviser individuals. The number of CPD20 and/or CD21 involvements that remain active as at the date of this response for firms that became directly authorised in the stated periods.
